💰 For Example: How Do Commissions Work?

Typical Commission Structure

In Colorado, the seller generally pays a percentage commission of the sale price. That fee can then be divided between the seller’s agent (listing broker) and the buyer’s agent (my brokerage). If the seller elects not to pay the buyer's commission from the proceeds, that's not a problem; you'll need to discuss with your lender the provision for paying that percentage separately at closing. 

No Up‑Front Cost to You

As a buyer, you usually don’t 'write a commission check'—but beware the semantics. Your agent’s fee typically comes out of the seller’s proceeds at closing (which you are offering in exchange for the property), so ultimately, you pay the agent by way of the purchase price. The 'how' and 'how much' are negotiable, and while agents have established fees, there is no law stating agents are entitled to any set percentage. 

Aligned Incentives

I earn a commission instead of a salary and only make my living when I successfully serve your real estate goals. That means I’m fully incentivized to negotiate the best price, terms, and protections on your behalf.

Get Pre-Qualified or Pre-Approved

Your next step is to hop on a quick call with me to chat about mortgage pre‑approval or to pick the lender who fits your goals—and once you’re pre‑approved, I’ll roll out a tailor‑made home‑hunting plan and personally guide you through the best listings in your price range. Let’s get you cleared to shop so we can start touring dream homes together!

Sign the Exclusive Right to Sell Contract

The Exclusive Right to Sell Contract is the most common agreement used when listing your home for sale. Here’s what it means for you:

🔒 Exclusive Agreement
By signing this contract, you give me, as your listing agent, the exclusive right to sell your home. This means I’ll be the only agent authorized to market and sell your property. You won’t be able to work with other agents during this period, but I will be fully committed to getting your home sold.

📅 Contract Duration
This agreement typically lasts for a set period—often 3 to 6 months—but we can choose a time frame that works best for you. If your home hasn’t sold by the end of the term, we can discuss next steps or renew the agreement.

💸 Commission
As part of the contract, I’ll earn a commission (which we’ll agree on upfront) if the home sells during the contract period. This commission is paid at closing and is typically split between my brokerage and the buyer's agent.

This contract ensures that I have the full incentive to invest time, resources, and energy into selling your home, because I only get paid when the sale is successful.
